Area Description: The property is off of the Winfield interchange of Interstate 64 and new US Route 35 (Exit 40) via a new connector road. The Knoll is located approximately 18 to 20 miles west of the downtown business district of Charleston, the capital of West Virginia. Putnam County, because of its central location between Charleston and Huntington, continues to be one of the fastest growing counties in West Virginia. The majority of the new intensive commercial development has occurred at the Interstate 64 interchanges and mostly at the Teays Valley Interstate 64 interchange over the past ten years. This growth includes a variety of uses including anchored and unanchored shopping centers, fast food restaurants, branch banks, and free-standing office/professional, retail, automobile service, and other service/commercial facilities. Overall, the majority of the commercial facilities and retail centers fronting on WV 34 currently enjoy a reasonable high percentage of occupancy and appear to be well-supported by the local populations. Demand for homes is high because of the desire to live in close proximity to the amenities of Huntington and Charleston, West Virginia. The Putnam County area will continue to show residential and commercial growth, partly because of the ease with which available land with adequate infrastructure can be developed and the easy commuting distance to Huntington or Charleston for employment and shopping.
